  • Age Restriction
    Guests must be at least 25 years old to reserve the property and must stay on the property. Guests under 25 must be accompanied by a parent or legal guardian.

    Rental Agreement
    A signed rental agreement with a complete list of guests/visitors and a copy of a government-issued photo ID must be returned within 48 hours of receipt to maintain the reservation. Name on reservation must match ID.

    No Smoking
    Smoking of any kind is not allowed anywhere on the property, including outdoor areas, patio, decks, and yard. $1000 cleaning fee for violation.

    No Pets
    No pets or animals are allowed.
    $1000 fee for violation.

    Commercial Photography and Events
    Prohibited on the premises.
    $1000 fee for violation.

    Trip Insurance
    No refunds for inclement weather or impassable roads. Trip insurance is highly recommended.

    House Occupancy
    Maximum of 10 people, including guests and visitors. Exceeding this limit will result in eviction and additional fees.

    Criminal Activity
    Prohibited on the premises.
    $1000 fee for violation.

    Firearms
    No firearms are allowed on the property.

    Fireworks
    Fireworks are not allowed on the property.

    Guests
    All guests and visitors must be registered by name on the signed rental agreement before arrival. Unauthorized guests will incur a $300/day charge per guest.

    Visitors
    Visitors must be approved and registered by the host before check-in. Maximum of 10 guests/visitors per stay. Unauthorized visitors will incur a $300/day charge per guest.

    Wi-Fi
    No tampering or interfering with the Wi-Fi routers, security cameras, or smart locks.

    Well Water
    The property uses a private well. Practice water conservation to avoid depletion. High usage items like the washing machine and hot tub should be used minimally.

    Fireplace
    Please turn off fireplace when not in use.
    Do not roast marshmallows or cook indoors.

    Neighborhood
    Noise audible outside the property is prohibited between 10 p.m. and 8 a.m. Treat the property with care and lock doors and windows when not present. Maintain respect for neighbors.

    Tents and Structures
    Erecting tents or other structures is not permitted. A $1000 fee will be charged for violations.

    Liability
    Guests are responsible for damage, loss, and any fines or charges incurred during their stay.
